Temco provides comprehensive janitorial programs for the commercial real estate market. From day porters and matrons to special floor care and general office cleaning, Temco has learned much since its 1917 beginnings in New York City.  Whether it is the use of Team Cleaning, Zone Cleaning or Day Cleaning, or other cleaning methodologies, we can introduce a program to your building that is efficient and cost-effective.

People, products, chemicals and equipment for use in a building cleaning program are available, for the most part, to any company in the industry. Transitioning Accounts

Transitioning from an existing contractor to another sometimes presents some concerns to building owners and managers.  Temco is well-versed in seamlessly transitioning accounts – in fact, we have successfully transitioned many accounts, including one over 20 million square feet.   The transition plan Temco puts in place when taking responsibility for cleaning a building is based upon the concept that “upfront effort is rewarded.” We plan every step of the process in advance, provide the requisite resources to achieve tasks, and keep in daily contact with our building liaison to ensure a smooth transition. Having significant local resources – both staff and management – has proved to be quite beneficial in cases of unforeseen events or emergencies.



Temco Green Cleaning & LEED-EB Certification 


As the U.S. Green Building Council (USGBC) points out through its Leadership in Energy and Environmental Design (LEED) standards – considered by many to be the de facto standard for Green buildings – Green buildings and operations can generate economic and productivity benefits.  In commercial real estate, USGBC studies of Green buildings indicate increases in occupancy rates, tenant retention, tenant satisfaction, asset value and shareholder value, together with reductions in operating costs.

Most impressive, the studies show productivity increases of 2% to 18% in Green commercial building office settings; those productivity increases translate into reduced absenteeism, enhanced recruitment, improved employee morale, higher output and reduced turnover for office building tenants. Increasingly, major employers (tenants) are mandating that leased space be LEED-EB (LEED for Existing Buildings) compliant or have a similar program on the drawing board. The science of indoor environment is reaching into corporate boardrooms and affecting where and how companies will grow.

To attract and retain those tenants, more and more building owners and managers are pursuing LEED-EB certification. And Temco is helping. Not only have we developed innovative and affordable Green programs that are unique in the industry; we also have staffed a new position dedicated exclusively to Green building issues and helping clients meet LEED-EB and other LEED programs certification criteria.

To receive certification under the USGBC’s LEED-EB program, a new or existing building must earn credits in seven categories, one of which is Indoor Environmental Quality (the others are Sustainable Sites, Water Efficiency, Energy & Atmosphere, Materials & Resources, and Innovation in Operations).  Temco programs help building owners and property management firms earn LEED-EB credits in three of the seven categories.  To facilitate this, Temco has invested in a unique corporate position (Director of Sustainability) that is dedicated to supporting commercial real estate clients in their quests for LEED certification for new and existing buildings. The Director of Sustainability helps distill the myriad LEED requirements into practical measures and advises client organizations and Temco personnel about implementing systems and procedures to achieve certification. 

Spawned by the global sustainability initiatives, and focusing on our immediate environment, our Temco Green Cleaning program is good for both the physical health of building occupants and visitors, and the financial health of building owners, managers and tenants.  As Temco is in the business of providing clean, safe, healthy environments, we are particularly proud of the value contributed by our Indoor Environmental Management Program (IEMP™), which is a “first” in our industry:  The Temco Green Cleaning program, goes well beyond the passive provision and use of environmentally friendly chemicals, recycled paper products and Energy Star-compliant equipment. With our unique programs, we actually condition the indoor environment.




Technology
Progressive organizations embrace technology in the right measure to streamline processes, improve productivity and increase customer satisfaction.  Temco does just that.  In addition to the industry-leading technology Temco employs in its cleaning programs (e.g.,  SmartInspect™ for quality assurance and customer satisfaction, and SystemSure Plus for measuring surface bacteria counts), we also offer integration with our back office functions to our clients and field operations personnel.  One such benefit to our clients is the ability for online invoicing and payment services.
