Temco is a proponent of the SmartInspect™ Quality Assurance System and we use it as one of the measurement tools in each of our client locations. It is used primarily to measure customer satisfaction and Quality Assessment through visual inspections by on-site, regional and corporate management personnel; it is an effective traditional approach to Quality Assessment.
In addition to using SmartInspect, we introduce, when appropriate, ATP Surface Bacteria Measurement and Indoor Air Dust Particulate Counters as a means of quantifying the levels of cleanliness. These two measures, along with SmartInspect clearly define the standards of cleaning quality. To our knowledge they have not been used in tandem anywhere in the United States. Temco has developed a number of strategic alliances that have enabled us to develop the Cleaning for Healthy Results ™ program where these measures are used.
Just as the SmartInspect system has key performance indicators (KPI)related to a percentage of tasks performed in an acceptable manner, Temco develops KPIs for surface bacteria and dust particulate counts following the cleaning process. Through the use of all three measurement tools, we ensure that all aspects of the program are performing effectively. Cleaning for Healthy Results ™ is the only program in
the country with the ability to use multi-dimensional Quality Assurance and Assessment tools.
A primary tool for measuring the quality of our performance at all Temco client locations, SmartInspect™ determines how well we’re meeting client expectations in providing quality cleaning. Temco has been using the SmartInspect system for a number of years, and in the last three years has been implementing it in all new client locations.
With both supervisors and management staff performing daily quality audits using SmartInspect handheld devices, we are aware, every day, of any problems that might exist anywhere in the site. We mine the data to identify those areas, cleaners, tasks or buildings that are not performing well; we focus our evaluative skills on understanding why standards are not being met and take the necessary steps to correct the situation.
|Example: Overall score for Building 212 is 91% – an excellent score. But, by breaking down the composite scoring by area, cleaner or task, we find that the restrooms on the second floor west received an aggregate 35% score. To those using the restrooms on second floor west, the reality of cleaning in the building is not a 91% score; it is an unacceptable 35%. Only by drilling down into the data can we find and address those areas that need our attention. SmartInspect enables us to find the cause of the 35% score and improve the cleanliness of the restrooms on the second floor west.
The SmartInspect system helps deliver more consistent cleaning and gives our clients an excellent tool for evaluating our performance. It can generate a wide array of reports for our clients, based both on our daily data collections and on visits from regional and corporate support resources. The larger the data base of information, the more value statistical abstracts will have. Among the reports available:
Trend Reporting – allows supervision and management to evaluate positive and negative performance trends. Having the ability to specify dates, location, building area, area type, zone or worker for evaluation is a powerful management tool and is often reviewed to measure progress of the program from Day One to the present.
Cleaning Quality Report – provides a numerical measure of cleaning quality for a targeted area, task, worker, date, etc. The measure is a percentage of acceptable cleanliness of those items or areas inspected.
Deficiency Report – the inverse of the Cleaning Quality Report – provides information on areas that are in need of improvement. We use this report to focus retraining efforts on staff whose performance is not meeting targets. Following the retraining, the person is re-evaluated on performance.

SBCR™ Surface Bacteria Count Reduction Program
Using an ATP (Adenosine Triphosphate) measuring device – “SystemSure Plus™” – we are able to measure the bacteria remaining on any surface at any time. Whether it is prior to or following cleaning, accurate readings of bacteria levels can be used for a variety of research, analysis and trend reporting. With the FDA standard for a food preparation table being “no higher than 30,” we work with clients to establish realistic and attainable standards for each type of room and measure on a schedule to ensure that our Cleaning for Healthy Results™ method is effectively removing the bacteria from the room.
|Example: In independent testing, average bacteria counts remaining following “traditional” restroom cleaning were 1,309. Using the Cleaning for Healthy Results™ technology, equipment and process, the average dropped to 124, with some as low as 30 - the same number the FDA uses as a threshold for food preparation.
The objective of the testing is to establish a way of measuring the success of “bacteria removal” from a room.
By working closely with clients to establish realistic count levels for specific buildings and types of rooms, we create an environment of partnership in finding ways to allocate resources to ensure the best result. This is a very pro-active program that requires client input to succeed.

IDPC™ Indoor Dust Particulate Control Program
Measuring dust particulate in a specific environment is relative in terms of how a count in one building would be compared to a count in another. There are so many Indoor Air Quality variables (HVAC system, temperature, humidity, geographic location) that such comparisons are not relevant. However, measuring Indoor Air Quality variables within the same building over time can yield results that are useful in comparing progress in terms of a Dust Particulate Control Program for each building. Data from Temco’s Quality Assessment tools enable us to modify program components as needed to ensure a healthy environment.
Using a P-Trak™ Ultrafine Particle Counter, we measure the number of dust particles in the air and, over time, examine trends that will guide us in modifying cleaning procedures to be more effective in a given environment.
|An example of the use of the Particulate Count procedure would be comparison of levels and their variance over time. If results are not as expected, an evaluation of the cleaning processes used in that area should reveal the reason, and subsequent adjustments would then be made.
We work closely with clients to develop realistic measurement goals for each building. The objective is to create better air quality, not to have a “standard” against which all buildings are compared.
